INSPECTION
Should you find a flat online that you would like us to visit on your behalf and provide additional photos, video and comments on, we can gladly help with this. “A picture says a thousand words”. But many times the photos you see on a website can be quite misleading and will not truly reflect the layout and condition of a flat, not to mention the furniture and appliances!
For this inspection we personally visit the flat/house, making notes and comments on:
- the overall condition of the flat and building
- if any repairs or painting is required
- if the appliances are in good condition
- the immediate neighbourhood in terms of amenities, shops, restaurants, access to public transport and anything else you may want to know.
Additionally we take extra photos and video and provide an idea of the layout.
Please note that a 50% non-refundable deposit is required to secure the research process, payable by bank transfer, PayPal or cash. The remaining balance should be paid when the client reserves the property they wish to rent OR within 7 working days of the start of the process (whichever comes first). A supplementary charge is applicable for property-finding services outside of Barcelona city, or in case of properties larger than 120m2.
Agency fees are not included in our package fees and can usually vary between 10% of the annual rent of the property plus VAT 21%, or in some cases 1 months’ rent plus VAT 21%, payable directly to the agency
In the exceptional and rare instance that the client happens to find a property on his or her own through any other means other than through JUSTLanded! BCN, a 10% discount can be applied at the discretion of JUSTLanded! BCN management.
