FINDING YOUR PERFECT FLAT IN BARCELONA
Today I want to take a moment and discuss in details once again the expectations, the lifestyle and the reality of the rental market in Barcelona.
We are noticing in some of our clients a big crash between what they have been expecting and what the reality is.
So, how do you go about finding your perfect flat in Barcelona?
First and most importantly, make your calculations. We assume you know what your salary will be. In Spain, taxes start at around 21-23% (this is a very rough estimate, as the taxes will depend on many factors). So let´s say your gross salary is 2000 – then you can expect your net salary to be around 1500.
Defining Your Lifestyle and Budget in Barcelona
Before diving into the nitty-gritty of apartment hunting in Barcelona, it’s crucial to clearly define your lifestyle preferences Save and how they align with your financial constraints. This introspection will guide your decision-making process and help you find a living situation that complements your desired lifestyle while staying within your means.

Once you have a clear understanding of your average income and lifestyle priorities, sit down and carefully consider your desired living arrangements. For families seeking a more tranquil and affordable lifestyle, exploring the outskirts of Barcelona or the surrounding villages might be a worthwhile option. These areas often offer more spacious and family-friendly accommodations at a lower cost compared to the city center.
Balancing Lifestyle and Budget: A Practical Approach
To strike a balance between your lifestyle aspirations and financial limitations, consider these practical steps:
-
Identify Your Priorities: Clearly define what aspects of your lifestyle are most important to you. Do you value proximity to nightlife and entertainment hubs, or do you prefer a quieter environment with easy access to green spaces?
-
Assess Your Income: Accurately estimate your average monthly income, considering your salary, potential side hustles, and any financial support you may receive.
-
Prioritize Needs over Wants: Differentiate between essential living needs and lifestyle preferences. While certain amenities may enhance your living experience, prioritize those that are truly indispensable.
-
Explore Various Neighborhoods: Familiarize yourself with different neighborhoods in Barcelona, considering their proximity to your workplace, transportation options, and the overall vibe that aligns with your lifestyle preferences.
-
Research Accommodation Costs: Conduct thorough research on rental prices in the neighborhoods that pique your interest. Utilize online resources, consult real estate agents, and network with locals to gather accurate information.
-
Consider Shared Accommodation: If your budget is tight, explore the possibility of sharing an apartment with roommates. This option can significantly reduce your monthly housing expenses.
-
Factor in Transportation Costs: Account for transportation costs when evaluating the affordability of different neighborhoods. Consider proximity to public transportation hubs and the potential need for a car.
-
Negotiate with Landlords: Don’t hesitate to negotiate rental terms with landlords. Be prepared to present your income documentation and demonstrate your reliability as a tenant.
-
Consider Long-Term Rent: If you plan to stay in Barcelona for an extended period, consider negotiating a long-term lease. This can secure your accommodation and potentially lower your monthly rent.
-
Embrace Flexibility: Be open to compromising on your initial preferences if necessary. Remember that finding the perfect balance between lifestyle and budget may require some adjustments.
Third and maybe one of the most important things in finding your perfect flat in Barcelona is to be ready to compromise. We always ask our clients whether a specific requirement is a high priority or not. Like everything else in life, finding the perfect one that matches your imagination 100% is not highly likely. For example “I can live without a terrace or elevator, but the bathroom/kitchen must be modern.” This is strictly individual, but before you start the search (with an agency or by yourself), you have to have these things clear.
If you don´t know Barcelona prior to your move, we strongly advise, assuming that it´s possible, that you take your time and first maybe rent a flat for a couple of weeks while you are looking for your long term flat. Why? Because you need to “feel” the city, to go around the areas, see where to find what. Even if you work with a relocation agency you will hear our advice and opinion of the neighborhoods, but in the end this is simply another point of view. Of course, we can tell you to avoid this and that neighborhood, but this won´t be the same as you going and checking them for yourself. In other words, if you can take your sweet time, do it. Long-term it will save you some moving around flats, not to mention disappointment, and most of all – money.
So to resume:
- keep in mind your income when finding your perfect flat in Barcelona
- know what lifestyle you want and how to apply it in Barcelona term
- be ready to compromise with some things
- and if possible get to know the city before your move!
